If it goes out for rain, it's only until the rain stops, then it automatically returns...shouldn't need to reset anything.

When the Post Office says they will "only forward first class mail", they mean that's what will be sent to your son's address, and it usually includes second class magazines, etc.
All other bulk or "junk" mail will be destroyed...nothing will be sent to your old address, as long as your transfer is Family, or all last names residing in the household put in temporary transfers also. You should not need anyone to check on your mail.
Twenty year postal employee...hope this helps.

Well I am a Landmark fan myself. We just recently upgraded from our Heartland Bighorn to a Heartland Landmark this past April. Both rigs are awesome but we really like our Landmark. We have 2 kids and they think it is great too. I am somewhat familiar with the Carriage products but being part of the Heartland family really means something to us. A great bunch of people and a great company that looks out for their customers. I also believe that you will get more for your money with Heartland regardless of what level of coach you are looking at.

I DISAGREE. CARRIAGE HAS BEEN AROUND A LONG TIME AND FOR GOOD REASON. I'D BE LEARY OF BUYING FROM A NEW COMPANY...ESPECIALLY NOW. WE DID AND WE ARE SORRY.
Boy...this guy has one agenda in mind...trash Heartland! Just joined this morning and almost every post has been to stick it to Heartland.
He just makes derogatory statements and won't back anything up with details...TROLL!!!

Heartland uses Lippert frames and I can just about guarantee that Lippert will void the warranty if you use a gooseneck.
Look at a gooseneck trailer and notice the vertical gussets along the length of the pin. You will notice that you have none of that type of support in a 5er pinbox...they are totally difference designs and are made to be towed using very different hitch systems...I'd rethink the gooseneck idea.
However the Bighorn 3670 is a really great decision in a 5er...JMHO.

If anyone owns a heartland landmark 5er, I would like to get some feed back fr4om you. I would like to know how well you like or dislike your heartland, are the floors solid,pulls easy. Good trailer for the money or built cheap. Thanks in advance Barry
MY PERSONAL OPINNON IS NOT TO BUY A HEARTLAND. THEY MAY HAVE BEEN GOOD EARLY ON BUT THEY ARE HAVING SOME SERIOUS QUALITY CONTROL AND WARRANTY ISSUES. I WOULD NEVER BUY ANOTHER ONE.
New member, and virtually every one of his 8 posts are to bash Heartland...can you say troll!
As for the floors in the 09 Heartlands...they have developed a new laminated floor system that has stopped virtually ALL floor movement...there is no "bounce" whatsoever. Great new design. Great RV's for the money.

Traverse Bay RV Resort seems really nice, but why would you want to own a lot that's only available May 1st to October 31st?
In an ideal world we'd own more than one lot. Maybe even 3 -- west coast, east cost and up north. Traverse Bay could be a summer destination. We'd travel for several months and end up at the ownership parks for holidays or if we decided to take a break one season just plop down.
But that is an ideal world. What we decide to do is a long ways down the road.
I look at this post as just a way to share ideas.

Yeah...I guess that would work. However, being just "your average Joe" (no pun intended Skid Row!LOL), we can only afford one lot, so for us it needs to be in a warm, year round climate. That's why we chose the RGV...great weather and can't beat the price for an upscale property.

You're right Firedude...even though we own a lot, we are not required to go there. If we choose to winter somewhere else, we can leave it vacant, loan it to a friend or even rent it out.
Owning a lot doesn't make us any less fulltimers. We're just fulltimers with a place to go if we want or need it...especially in these snowbird/winter texan areas...it may one day get hard to get a spot, and now we're guaranteed one.

This is where we bought Retama Village, and since it's not an "RV Resort" but a residential community it's never "closed"...not to mention the weather is great all year in the RGV.
In addition, there's no segregation of different classes of RV's, i.e, Class A section only, and putting class C's and towables in another area. Our community is together and gives a much stronger sense of community...another reason we bought here. Not to mention the properties start at under $45,000, and that includes the coach house/efficiency bungalow...can't find anything like it for that price anywhere!

The community we live in is NOT an RV Park, therefore there is NO office or employees. It has no one at the gate, it is automatic, like any other gated sub-division. It is a residential sub-division that at the present time is still owned by the Developer. He, his wife and his CEO constitute the HOA currently. When the development is nearly complete the HOA will revert to the actual homeowners and we will be responsible for the entire community, not just our own properties.
I have seen, however, RV Parks that sell deeded lots within the park, but maintain ownership of the rest of the park's common areas, and they are for-profit businesses. The lot owner only owns their property and will never be part owner in the common areas of the community. This is where people can get into trouble if the park goes under is sold out. Have seen many places like this in Florida and passed on them for this very reason.
And yes, we have a beautiful facility with clubhouse, pool, spa, exercise facility, etc. Just like in any other 55+, gated community...it's just not a business, where people can come in and rent for a day, week or month...

We've got an Acer laptop that is at least 5 years old...have never had a problem out of it!! It runs great, using XP, and never EVER has it given us a problem.
We'd buy one again in a heart beat!

We fulltime in a Bighorn 3600RL. The 3055 is what I really wanted...loved the floorplan. The only problem was I wanted a stackable W/D and the 3055 couldn't accommodate it...
Absolutely love our Bighorn. It's a great rig have lived in for more than a year and a half...couldn't be happier. Next one will probably be a Landmark...several years down the road, though.

With the current state of the economy you will probably find the lot prices dropping as some people need to sell their lots. But there is also the possibility some of the parks that are not strong financially may be pushed into bankruptcy. So you need to do a lot of research on the financial stability of the park.
Only spend enough that if the park did fail you can stand the financial loss.I don't really understand this post. They are resident owned lots, just like a stick house with a HOA. The association failing would have no bearing on the viablity of owning the lot, as it would be just another community without an HOA. In fact, when the HOA went belly up where we had a residential lot, the value actually increased as the lots now appealed to a broader group of people.
I understand this. Alot of people buy what they think are deeded lots within an actual RV Park. The park still owns the land, they really only own the improvements, and end up loosing when the RV Park goes bankrupt.
People really need to understand what they are buying...unfortunately many don't and get burned.

This is why we bought in a RV based residential community...not an RV Park. When the development is complete it will be wholly owned by us via our Homeowner's Association. We've been here a little over 1 year and the property has already appreciated. Not as much as Blue Water Key for sure (that's another story...kick ourselves everyday...could bought in late 90's for $150,000), but we are quite happy with the investment we've made here in Retama Village, in the RGV.

Check out Myrtle Beach SC...several hours further south and there are some who stay there all winter. Would be quite a bit warmer than Virginia Beach...but at least it shouldn't snow.

The mouse problem here in the southwest part of Mission last year was short lived. They were completely gone by the time we left in early April.
Have been back here since early October and have not seen one mouse anywhere...think last year was just an anomoly! We're down at the end of Bentsen Palm Drive just before the State Park and just past Seven Oaks off of Military...No Problem!

We too just recently purchased a car on E-Bay...DH flew from Boston to W. Palm Beach, FLA to check it out and pick it up. Deal was just what we expected and went off without a hitch...
Comment concerning digital photos is correct too...looked absolutely pristine in photos, but paint had some nicks, etc. All in all, was still a great buy and didn't stop us from buying the vehicle. Best purchase we've made in a long time, this little Saturn gets 44 mpg on the highway...would we buy thru E-Bay again...You Betcha!!

I don't see the problem either...with a 14,000lb GVWR and axles capable of holding 12,000lbs, there is no issue...unless of course you overload it.
I'd be willing to bet your pin weight is at least 2,000-2,200lbs DRY, and will increase when you load the vehicle. You shouldn't get even close to the max load on your axles unless you pile everything in the tail end of the trailer.
The axles capacities are always lower the GVWR as the pin weight is deducted from GVWR, so 12,000lbs is appropriate for your size trailer.

GaryR60...If you're looking to stay within your $70,000 budget, then the Landmark is one you definitely want to check out. You won't find more for the money anywhere, AND the manufacturer is in really good fiscal condition...hard to find in these times.
Heartland is probably the best manufacturer I've ever dealt with for warranty work and standing behind what they build. My next one will again be a Heartland, probably a Landmark, when they come out with a floor plan I really want.
